Tampa’s across the bay. Different county, different permitting, different soil in a lot of areas. But it’s a 35-minute drive over the Courtney Campbell from our Clearwater shop, and we’ve been making that drive for enough years that Tampa feels like part of our regular rotation. Tampa is massive. Over 400,000 people. We’re not going to pretend we cover every corner of it. A job in Brandon or Temple Terrace is an hour-plus round trip from Clearwater and that doesn’t make sense for either of us.
But western Tampa? South Tampa? Westchase, Carrollwood, Town N Country, Westshore, Hyde Park, Seminole Heights? Those areas are within a reasonable drive and we work in them regularly. The concrete needs are the same as anywhere – aging driveways that need replacement, patios that homeowners want built or rebuilt, pool decks with peeling surfaces, commercial properties with cracked parking lots and busted sidewalks. The difference is we’re crossing a bridge to get there instead of driving down the street.
We’re upfront about our Tampa coverage because we’d rather be honest than pretend we service zip codes we don’t. If your Tampa property is west of I-275 or south of Hillsborough Avenue, we’re probably a good fit. East of I-75? You’d be better off with someone closer.
Here’s something most homeowners don’t think about. The dirt changes when you cross the bay.
Pinellas County is almost entirely fine sand over shell over limestone. Drains fast, compacts poorly, water table sits high. We’ve dealt with that our whole career. Tampa’s soil profile is different depending on where in the city you are.
South Tampa and the areas near the bay are similar to Pinellas – sandy, low elevation, high water table. The homes along Bayshore Boulevard and down toward MacDill sit on ground that behaves a lot like what we see in Clearwater and Safety Harbor. We prep those lots the same way.
Move inland toward Carrollwood and north Tampa and you start hitting clay. Actual clay. It holds water instead of draining it. Swells when it’s wet, shrinks when it dries. That expansion and contraction cycle puts stress on concrete slabs that pure sand never does. We adjust our base design and joint spacing for clay-heavy Tampa lots because the ground literally moves with the seasons in a way Pinellas sand doesn’t.
Westchase and the newer developments west of the Veterans Expressway were built on graded fill. Quality varies by builder and by era. Some of it’s compacted well. Some of it’s garbage fill that should’ve been removed before anything was built on top of it. We test the base on every Tampa job because assumptions about the ground here have burned us before. Not our concrete – the ground underneath it.
South Tampa is where we do most of our Tampa residential work. Old homes, expensive properties, owners who invest in their outdoor spaces. A lot of the driveways in the Palma Ceia and Beach Park neighborhoods were poured when the homes were built in the 40s and 50s. Same story as the historic neighborhoods in St. Pete and Clearwater – thin, unreinforced concrete that cracked decades ago and has been patched beyond the point of looking acceptable.
We replace those driveways with modern specs. 4 to 5 inches thick, rebar or fiber mesh, control joints scored at proper intervals, sealed after cure. Night and day compared to what was there before. Some South Tampa homeowners want decorative work – stamped borders, integral color, exposed aggregate – because the house and the neighborhood warrant it. We do all of that.
Hyde Park is similar. Historic bungalows and Craftsman homes where the concrete work needs to match the property’s character. Tight lots, narrow access, big trees. Same logistical challenges as downtown Dunedin or Safety Harbor’s historic core, just with more traffic and less parking.
Westchase and Carrollwood are more suburban. Bigger driveways, larger patios, fewer aesthetic constraints. The work is more straightforward but the soil issues can be trickier – that clay content changes how we prep the base and how aggressively we joint the slab.
Crossing the county line means a different permitting process. Pinellas County permits and Hillsborough County permits aren’t interchangeable. Different applications, different inspectors, different requirements in some cases.
For most residential concrete work in unincorporated Hillsborough County – Westchase, Carrollwood, Town N Country – the permitting falls under the Hillsborough County building department. Projects within the City of Tampa limits – South Tampa, Hyde Park, Seminole Heights – go through the City of Tampa permitting office.
We’ve pulled permits through both systems. They’re not dramatically different from what we deal with in Pinellas, but the forms are different, the fee schedules are different, and the inspection requirements have their own quirks. Knowing the process going in saves time. First-timers fumble through it. We don’t.
Driveway apron rules in Tampa are worth noting too. In some Tampa neighborhoods, the city requires a specific concrete mix and thickness for the apron section within the right-of-way. We verify those specs before pouring so the apron passes inspection the first time and the homeowner doesn’t get a notice six months later.
Tampa’s pool density rivals St. Pete’s. South Tampa especially – every other backyard has a pool, and most of those pools are bordered by concrete decks that have seen better decades.
Resurface jobs in Tampa follow the same process we use in Pinellas. Prep the existing slab, repair cracks, apply cool-texture overlay or knockdown finish. Cool underfoot, slip-resistant when wet, looks fresh. Two to three days and the pool area transforms without the cost of tearing everything out.
Patios in Tampa tend to be ambitious. South Tampa homeowners build outdoor kitchens, fire pits, lounging areas, dining spaces – the whole setup. That means larger patio footprints, sometimes multiple finish zones within the same pour, and integration with other trades like electrical for lighting and plumbing for outdoor sinks. We coordinate with other contractors when the scope goes beyond concrete. Our piece is the slab – flat, reinforced, properly drained, finished to whatever spec the homeowner chose. The other trades build on top of what we put down.
Westchase patios are growing in scope too. Newer homes with larger yards and homeowners who are investing in the backyard instead of upgrading the kitchen for the third time. We’ve noticed a shift in where people spend their renovation dollars around Tampa, and patios are winning.
Tampa’s commercial market is huge. We don’t try to compete with the big commercial outfits pouring warehouse districts and highway infrastructure. That’s not our lane.
What we handle is the mid-range commercial work that’s closer to what we do across Pinellas. Parking lot section replacements for shopping centers along Dale Mabry. Sidewalk repairs for office parks near Westshore. Trash pad pours behind restaurants in SoHo. Small commercial patio installations for cafes in Seminole Heights. The kind of projects where a 5-to-15 person crew gets it done in a few days without the bureaucracy of a massive GC operation.
We schedule Tampa commercial work the same way we do in Pinellas. Around business hours, phased if needed, barricaded properly, ADA compliant during construction. The standards don’t change because we crossed a bridge.
South Tampa – Palma Ceia, Beach Park, Bayshore Beautiful, Ballast Point. Old homes, mature trees, aging concrete, high expectations. Our most active Tampa area.
Hyde Park – historic, walkable, expensive. Character-driven concrete work that fits the neighborhood. Tight lots and tricky access.
Westchase – master-planned community west of the Veterans. Newer homes, larger lots, suburban feel. Bigger driveway and patio jobs. Clay soil in some sections that requires adjusted base prep.
Carrollwood – residential mix of 80s and 90s homes with concrete that’s starting to show its age. Growing demand for driveway replacements and patio additions.
Town N Country – more affordable housing stock, practical concrete needs. Driveway tear-outs, basic patios, sidewalk fixes. Solid work without the decorative premium.
Westshore – commercial corridor with office buildings, hotels, and retail. Most of our Tampa commercial jobs fall in this zone.
Seminole Heights – up-and-coming residential area with a mix of old bungalows and new construction. Interesting concrete work because the styles range from historic restoration to modern minimalist, sometimes on the same block.
We’re a Clearwater company. Our shop, our crew, our trucks – all based in Pinellas County. Tampa is an extension of our service area, not the center of it.
That means a few things. First, we don’t charge extra for the drive across the bay. No travel fee. The quote reflects the job, not the commute. Second, we might batch Tampa estimates on specific days rather than driving over for a single site visit. Doesn’t slow things down much – a day or two at most – but we’re being straight about it.
Third, we know Tampa well enough to do excellent work there, but we know Pinellas better. That honesty is part of how we operate. You won’t catch us bluffing through something we’re not 100% on.
